Property Plus

The Off-Campus Student Services office, within the Office of Student Advocacy and Support, works to educate and serve as a resource to students on all areas related to off-campus living. This includes hosting an off-campus housing fair each year, maintaining the property listing website, and providing in office resources for walk-ins. We also provide educational information on a variety of topics including: rental requirements, rental checklist, tenant and landlord rights, how to stay safe and party right, roommate conflicts, and general tips for living on your own.

  • The property listing website averages over 150,000 pageviews a year. It is heavily advertised across campus as the main online source for students to find off-campus housing. The listing can be found at http://offcampushousing.iupui.edu.
  • A fair is held each spring for students to identify off campus living options, is open to any property, and typically sees 500+ student attendees.
  • The Off-Campus Housing Fair Preview Day is held in the fall. The preview day is a unique opportunity for only our Property Plus members. It is a chance to be exposed to students early with a more intimate connection. An average of 300 students attend each year. 100% of property participants agreed and strongly agreed that the fair was a positive experience, and they would like to continue the fair for the following school year.
Benefits of joining Property Plus:
  • Direct access and visibility to students throughout the school year.
  • Presence on the off-campus housing property listing page for one year, ability to be seen by faculty/staff, students, and parents.
  • Personal connection and access to the campus administration: provide input on programs and services that will be offered, gain assistance and provide feedback on issues and problems regarding students, and direct access to campus resources.
  • Receive regular communication to help engage and impact students in the IUPUI community, which will help them persist through graduation.
Property Plus Standards Program

All properties that wish to participate in the Property Plus Program must adhere to the Standards Program. The goals of the program are:

  • To ensure off campus properties that participate in the IUPUI Property Plus program are of high quality, striving to provide a safe environment for our students.
  • To help students and their families make informed decisions regarding off campus housing; showcase various security measures in place.
  • To increase relationships and communication between off campus properties and the University.

Standard Requirements for all levels: (All properties must meet these requirements to be in Property Plus or be listed on the website)

  • Approval of completed Fire Department check of property; approval on file with Off Campus Student Services. (Due at the time program application is submitted.)
  • In good standing with local law enforcement and meet their requirements as a positive community. The Off Campus Student Services office will recieve a copy of the police runs for each property from the last year at the time of application. Points will be deducted from the recognition levels based on the amount/type of runs. 
  • Verification of tenant criminal history screening process (Copy of process due at time program application submitted).
  • On-site walk through and check in with Off Campus Student Services Office once a school year to walk the property, discuss any concerns, feedback issues with students.
  • 24 hour emergency contact number for maintenance.

Extra Recognition Levels: (Properties are not required to meet any of these, but it is an option if you would like to be further recognized if the property meets some or all of these items)

Property will meet: 3 out of 13 for Silver, 7 out of 13 for Gold, 13 out of 13 for Platinum

  • On-site security/courtesy officer
  • Video surveillance at all entry/exit points
  • Video surveillance monitoring tenant parking area
  • Gated parking
  • Exterior door access managed through access control system/key fab
  • Fence surrounding property (fully enclosed)
  • Security alarm system in each apartment unit
  • Property managers attend Property Manager Luncheon meeting (1 per semester)
  • Drug & Crime Free Addendum/Policy distributed to all tenants (Copy of addendum due at time program application is submitted)
  • At least one entry/exit that is ADA compliant
  • Indoor or secured bike rack storage
  • Host safety meeting with local law enforcement officers for residents once a school year at property
  • Touch pad access with a code for law enforcement officers to get into building

The listing of rental units through the IUPUI Property Plus Standards program and property listing website is a service to local rental property owners and IUPUI students, faculty, and staff. Rental property owners are responsible for reporting information fairly and accurately, and IUPUI cannot guarantee the completeness or accuracy of such information. Inclusion of any property or rental unit in this program or on this website does not constitute, and shall not be construed or reported as 1) an endorsement or approval by IUPUI of the landlord, its properties, or its business practices, or 2) a warranty or representation by IUPUI as to the quality, safety, or other features of such property and/or its owners or management agent(s). IUPUI expressly disclaims any and all responsibility for any problems that may arise with regard to such property or rental units or with regard to disputes between landlords and tenants concerning such property or rental units. All prospective tenants are encouraged to exercise their own good judgement when evaluating a prospective rental unity or landlord.

  • Table at the Annual JagPerks Fair (August, 2017)
  • Ad in 1 issue of the Parent Newsletter in fall semester (1/16 of 8 ½ x 11 page)
  • Ad on Campus Center TV’s (2 months ad, runs during fall)
  • Participant in the Off-Campus Housing Fair Preview Day in October, 2017 (1 table -$600 value)
  • Off-Campus Housing Fair Participation Fee Waived (1 table - $600 value) – March 1, 2017
  • Invitation to attend Property Manager Luncheon on campus

Package 3 ($3000 annually)

  • Listing on Off-Campus Student Services website
  • Table at the Annual JagPerks Fair (August, 2017)
  • Ad in 2 issues of the Parent Newsletter one in fall semester and one in spring semester (1/16 of 8 ½ x 11 page)
  • Ad on Campus Center TV’s (3 month ad, runs during fall)
  • Participant in the Off-Campus Housing Fair Preview Day in October, 2017 (1 table -$600 value)
  • Off-Campus Housing Fair Participation Fee Waived (2 tables - $1000 value) – March 1, 2017
